Vaughan is mostly newer construction: large two-storey detached homes across Woodbridge, Maple, Concord, and Sonoma Heights, estate homes in Kleinburg, and a growing number of stacked townhomes and condo suites around the Vaughan Metropolitan Centre. Square footage in the detached stock is well above the Toronto average, which changes the equipment conversation.
In homes over 3,000 square feet, a single-stage furnace tends to overshoot and leave rooms unevenly heated. Two-stage and modulating furnaces with variable-speed ECM blowers make a noticeable difference, and zoning is worth considering when the second floor and basement never seem to agree. Tighter newer builds also trap humidity and construction dust, so an HRV, a whole-home humidifier, UV air purification, and a post-construction duct cleaning go a long way for indoor air quality.
Because much of this stock was built between 1995 and 2015, we are now in the first big replacement wave. Original builder-grade furnaces and air conditioners are hitting 15 to 25 years, so we do a lot of planned replacements rather than emergency ones, and many owners pair the new furnace with a cold-climate heat pump for rebate-eligible dual-fuel heating. Homes with four or more bathrooms often outgrow the original water heater, so we regularly replace it with a high-recovery tank or a tankless unit as part of the same home efficiency upgrade. We also run a steady volume of gas lines for outdoor kitchens, pool heaters, and standby generators.
